Spa Garden Rooms - Build Specifications

Foundations - The foundations are a specially-designed plinth system that sits on top of the ground. This is levelled to form the base of your garden room. This plinth system has considerable ecological benefits over a traditional concrete slab and takes less time to install. There are alternative solutions for undulating terrain which can be discussed if required.

Floor - Insulated with premium quality, 100mm rigid polyisocyanurate which contributes to its overall highly-efficient insulation levels thereby drastically reducing your heating costs. Over-boarded with OSB, the floor is now ready for your choice of covering.




Walls - Wall panels are made to order and are hand built in our workshop before delivery to site. This bespoke service allows us to complete your garden room even if there is limited access. Plastered and painted with 1 x mist coat and two coats of quality emulsion in any choice of colour. Skirting boards can be painted or stained. Walls are constructed of the following materials 12.5mm plasterboard /12mm OSB/80mm rigid polyisocyanurate insulation /18mm OSB3 /breather membrane /25mm batten /Redwood Cedar cladding (or alternative).

Insulation - Your garden room will be extremely thermal efficient as we install generous amounts of rigid polyisocyanurate insulation board throughout the building, 100mm in the floor and 80mm in the walls and ceiling. Your room will be welcoming throughout the year.


Electrical and Lighting - Unlike most other companies, as well as fitting a consumer unit, we will complete the connection to your house supply, via buried armoured cable. This will be undertaken by a fully qualified electrician who will provide the certificate necessary for building regulation purposes. All cables are built into the wall panels. Internal and external LED flush fitting spot lights and dimmer switches will be installed.

Heating - Your highly-insulated garden room will require very little heating. Electric thermostatic panel heaters are recommended, although under floor heating and climate control systems are options.


External Finish - The final skin of the building not only offers protection against the elements but also adds the finishing detail to your garden room. Redwood – Durable and cost effective. Thermowood - Premium quality Redwood treated to ensure durability and zero maintenance. Western Red Cedar - Naturally resistant to decay and weathers over time to a natural silver finish. Cedral Weatherboard – An alternative to timber. With a range of 20 factory-applied colours, plus three wood stain finishes.

Doors and Windows - As our garden rooms are bespoke, you can choose your preferred configuration and materials for doors and windows. There are a number of key elements to consider when deciding which to choose and we are happy to quote for different options.


Roof - The majority of our buildings are constructed with a warm deck flat roof, although pitched roofs are an option. Our flat roofs are covered in a one piece EPDM rubber membrane which has a life expectancy of 50 years and is guaranteed for 10 years. Skylights and living roofs can be installed if desired. We supply guttering and downpipes.
